All of the homes in CMC-01 Village are sold on a 99-year lease. The lease is 99 years in perpetuity, meaning each time the property changes hands the lease rests to zero and run for another 99 years.

The property is yours (Buyer) to sell when you so choose. The sales will be managed by Mbashi Property Services & Auctioneers (Pty) Ltd.
levy
The Levy includes CMC-01 Village Security, full maintenance and landscaping of all common property, garden service for each individual stand, exterior maintenance of the home, insurance of the building, use of all facilities, internet access & shuttles to shops.
Rates & taxes
The rates and taxes are fixed. Rates & taxes are part of the bond structure (Unless paid in cash, then they will be separated) and as such, it does not come directly from the client
purchasing procedure
For our target market, there is no deposit. On signature, they will have 15 days to get a bond from any financial institution of their choice. For those who fall outside the missing middle, once they signed the contract to purchase a home a deposit is required within 15 days of signature. The balance of the house will be called for 31 days after signature. When construction of the home commences, monthly progress draws are not billed.

meal Allowance
There is a compulsory meal allowance of R 400 per property per month. The meal allowance can be used at any CMC-01 Village Hyper-Loop Mall, restaurants and coffee shops. There is also a selection of frozen meals that can be ordered on request.
Access
Once your stand has been registered you are able to apply for biometric fingerprint access so that you can enter the CMC-01 Village estate at will.
insurance
All CMC property owners are automatically covered by CMC Insurance with Momentum/ Randhealth /Avoir Corporate health care partnership. The coverage is for Health care, Education plan, House Insurance, Burial Insurance, Life insurance, hospital plan, legal plan, and Fire and ambulance insurance (Medical aid is on request). The main members can extent the insurance covers to family members at minimum rates.
CMC-01 Birth rights
All children born to Deeds Holders of CMC-01 Village at Momentum Lifestyle Clinic and attend CMC-01 school system at CMC-01 village from creche to high school, will receive dividends from a 2% share of CMC-01 (Business and Commercial hub) as a one-time windfall payment. This dividend will only be paid upon all of the above conditions being wholly satisfied, and the parents still being Deeds Holders in the village.

residential rights
At every shop, retail, business, and healthcare will have priority tills/ cashpoint/ pay points for CMC-01 Residents to avoid long queues. Medical teams will prioritize residents’ health over non-citizens regardless of who came first.

All CMC-01 Citizens will have 1 annual medical check-up for medical data. The medical checks will include blood work, dental and physical. The first medical examination will be used as a baseline to treat patients’ future health challenges.

AFTERLIFE Is CMC-01 Village's exclusive Cemetery manager, Janitor and Undertaker (morgue with cremation, autopsy, prayer rooms and cold room facilities).
Afterlife has exclusive rights to organize and manage all village death events as an Undertaker and service provider. ALL burials at Afterlife Cemetery will have a uniform Casket and uniform headstone (picture included) with bar code. You can scan the code and watch the video of the person life.

Water
Risuna Water Services is CMC-01 Village’s wastewater treatment & purification plant exclusive service provider, with reverse osmosis quality drinking water. The cleaning process starts with buffer, then anaerobic, aerobic, clarifier, disinfection, ultrafiltration, reverse osmosis then drinking water.
gas
There will be piped gas to each house on the village Estate for the underfloor heating, kitchen, (geyser) and hob. The gas can be purchased from CMC01 offices / retail shops etc.

The district will be supported by 1320 hectares of land acquired by Laedza Farms for Food security. The farms will plant and grow food specifically for CMC-01 Village and supply raw materials for food processing units. The surplus will go to the traditional market.
